The real estate complex “Villa La Rotonda”, better known as Villa Coccini, has always represented a symbol within the landscape of the town of Moltrasio, having already appeared in postcards dating back to the late 1800s.
the new ownership, following the purchase, entrusted the studio with the assignment of refurbishing the entire property along with its extensive garden. the building had remained unused and uninhabited for a long time, yet it never lost its authentic and distinctive character, fully expressing the local typology and the defining features of the main villas located along the shores of Lake Como. the walls of the villa embody a place rich in traces and memories, which could only be enhanced and brought to light through the renovation process.

the objective of the project was to preserve the essential and original characteristics of the building, enriching its details, features and chromatic qualities, while also improving the quality of living it offers. interventions focused on enhancing comfort performance by acting on the masonry — through insulating panels applied to the internal surfaces of the walls —; introducing new-generation systems — heating and cooling — to ensure effective indoor temperature control; and upgrading finishes and technological components such as latest-generation window frames and shading systems.

the entire property consists not only of the main villa, but also of a dependance arranged over two levels, an open central courtyard, an elevated terrace forming the roof of one wing of the secondary building which houses the spa and gym area, and a large garden arranged across multiple levels, characterized by varied morphologies and elevations — distinct from the formal garden in front of the main façade and adjacent to the vehicular entrance gate.

an additional volume set within the green area, near the bocce court, accommodates the garage and a service area; on the upper level, a private swimming pool for the property is planned.

from an aesthetic and chromatic perspective, the villa adopts tones of beige and grey alternating across façades and interiors, enriched by details in local Luserna stone and wrought iron, reinforcing the refined and distinguished character of the entire estate. the meticulously maintained garden offers alternating blooms of beautiful hydrangeas alongside local vegetation.
