on the edges of the historic via Regina vecchia, adjacent to the renowned property of Villa Passalacqua, within the municipality of Moltrasio, lies the plot and the related building subject to demolition and reconstruction carried out by carcanoStucchi studio between 2011 and 2014.

the existing property is set within a large garden characterized by a flat lakefront area and an adjacent zone dedicated to the swimming pool, a steeply sloping area behind the building defined by a carefully designed layout of paths and rows of trees, a scenic pedestrian entrance (in addition to the vehicular one) distinguished by a double-flight staircase in Moltrasio stone, and a fountain with a fully mosaic-clad backdrop.

the existing building was constructed in the 1960s; it consists of two above-ground floors, an accessible attic level and a small basement. its typological features reflect the era in which it was built: large sliding windows, ribbon windows, a single expansive terrace, and roller shutter systems.

firstly, the project aims to propose an architectural element more closely aligned with local tradition, given its highly visible and privileged location from both surrounding roads — vehicular and pedestrian — and the lake itself; integrating harmoniously within the context and echoing the typical characteristics of early 20th-century villas along Lake Como. secondly, the project also focuses on the construction of a building compliant with current energy-saving regulations, through the use of innovative systems and technologies.

following the complete demolition of the existing structure, the design and subsequent construction of a new building was undertaken: a simple rectangular plan, compact and essential in volume, featuring a pitched roof, with the main floor — ground floor — having greater height than the upper level, accompanied by smaller balconies, wooden window frames of reduced dimensions and shutter systems. the prevailing color palette embraces tones of beige and grey, enriched with hand-painted decorations, stucco work and ornamental cement frames around openings.

the new residential building provides two above-ground floors dedicated to living spaces; a fully underground level housing ancillary areas and a large garage, as well as two studio units for the villa’s caretakers; and an attic level entirely dedicated to technical spaces and systems.
the new building is partially powered by clean geothermal energy, taking advantage of the proximity to the lake and its deep waters. Villa Teodolinda now benefits from generous and noble spaces dedicated to the owners, with elegant features that fully reflect the lakeside character and the tradition of the main villas along the shores of Lake Como.
