The property of villa Gelsomina is located in a peripheral area of the municipality of Moltrasio, bordering the municipality of Carate Urio, characterized by the presence of prestigious and historic residential settlements, interspersed with others of similar use but more recent origin.
The building is set within a territory with a predominantly steep morphology, positioned between the lakeshore and the rising mountain; it benefits from a large outdoor area arranged in terraces at different مستويات, rich in local vegetation and flowering plants. jasmine — from which the villa takes its name — has also been introduced on the terrace facing the building, becoming a defining identity element.
The existing building dates back to the mid-20th century and is composed of five residential units distributed over four above-ground levels. On the terrace adjacent to the top floor, ancillary spaces are located.
The intervention carried out by the studio focuses on several key aspects: the recomposition of the façades, the reconstruction of the existing roof, insulation and renewal of flooring and insulated layers where necessary, a new internal layout, the addition of external pergolas, and the restoration of dry-stone walls and terracing.
Given the longitudinal morphology of the existing building, carcanoStucchi studio proposed relocating the vertical circulation systems — stairwell and elevator — outside the original volume. the rock behind the building was excavated, allowing operations within this space and enabling the acquisition of additional surfaces and volumes necessary for a more efficient and functional internal layout. this intervention proved fundamental to achieving the project’s objectives and was subsequently enhanced to add aesthetic value to the interior spaces; from the staircase connecting the living area to the bedrooms, a large window was introduced overlooking the exposed rock wall.
The external aesthetic characteristics of the building reflect those of the distinguished residences in the area and, through classical decorations, window frames, shading shutters and pitched roofs, emphasize the substantial volumes overlooking the historic via Regina, while also highlighting the essential role of jasmine and local vegetation in enriching both the built elements and the surrounding outdoor spaces.
