VILLA GRANO
american elegance overlooking the lake
moltrasio (co)
2011 - 2014
main villa _ dependance, garden, private swimming pool, boathouse
840 sqm plot | 995 sqm living space
Villa Grano is located in a peripheral area relative to the center of the small municipality of Moltrasio, yet fully facing the shores of Lake Como; it therefore enjoys a privileged and exclusive position.
The renovation concerns a property composed of an original central body dating back to the early 20th century which, in the 1930s, was completely restored and expanded through the construction of two lateral volumes adjacent to the road, radically altering both the façades and the internal layout. During the same period, a detached volume was also built next to the neighboring condominium, consisting of a garage with a caretaker’s apartment above.
The architectural characteristics, internal layout and materials selected during the 1930s renovation compromised the original historical identity, resulting in a building lacking coherence and poorly integrated within its context.
the intervention of the studio aims to reintroduce the traditional architectural features typical of the main villas of Lake Como, both in aesthetic construction elements and in the functional internal distribution.
a new recomposition of the façades is proposed through simple modifications to selected openings, in order to achieve greater uniformity and a balanced relationship between interior and exterior; the addition of shaped cement frames around openings is introduced, alongside the removal of roller shutters and their replacement with painted wooden shutters in deep blue tones. further interventions include rusticated concrete decorations at ground floor level, the extension of the first-floor lakefront terrace, new skylights to provide light and ventilation to the attic level, and the installation of an elevator connecting the different levels of the property.
the villa is composed of a basement level used for cellar and ancillary spaces, connected to the private boathouse for mooring boats; two above-ground floors dedicated respectively to the living and sleeping areas; and an attic level with habitable characteristics, used to accommodate additional bedrooms and a study area. the private swimming pool enhances the property and offers a unique lakeside relaxation experience. the dependance remains designated for garage use and caretaker residence.
the internal layout adapts to the needs of the owners, offering generous and characteristic spaces typical of distinguished residences. the building and its systems comply with current regulations.
upon completion of the intervention, carcanoStucchi delivered the luxurious property to the american family, eager to inhabit it and fully enjoy the “dolce vita” offered by Lake Como.
